Cross-Border Investment and Project Coordination

JERFI LLC provides strategic cross-border investment, infrastructure and project coordination services to institutional and corporate clients. We advise multinational investors, funding entities and developers on complex international real estate, infrastructure and development projects, with a primary focus on the Florida market.Our expertise spans investment strategy, project execution and the selection and oversight of the specialist network required to deliver a project. We coordinate every phase — from site identification and due diligence through closing, permitting, construction and exit — and report to the investor through a single line.

What we are, and what we are not.

 

JERFI LLC is not a real estate brokerage. Real estate brokerage services are performed by professionals licensed in the State of Florida, and legal work by attorneys admitted to The Florida Bar. We select, coordinate and oversee these professionals on the investor's behalf; the investor retains all decision authority, ownership and control of funds.

The Challenge

The real difficulty in cross-border investment is not capital. It is coordination.

Legal, zoning, financing and construction stakeholders across two countries must be brought onto a single timeline. This is far harder than raising capital.

 

​Multiplicity of stakeholders : A land acquisition and development process involves dozens of separate counterparties: brokers, attorneys, title companies, surveyors, environmental engineers, architects, contractors and lenders.

 

Distance and time zones: The investor sits in another country, while decisions must be made on U.S. time, under U.S. regulation, and frequently within the same business day.

 

Information asymmetry: Zoning, entitlement, title, escrow and permitting processes require local knowledge. Decisions made without it create costs that are difficult to reverse.

 

The result : The investor is forced to take on a coordination role outside their area of expertise. Lost time, cost overruns and poor decisions follow from this.

Sets investment objectives, approves offers and pricing, and holds title through their own entity. Funds remain under the investor's control and move only through escrow and counsel.

JERFI LLC

Selects and oversees the professionals, manages the timeline, consolidates findings and reports through a single line. Does not decide, does not hold title, does not handle funds.

03 · Executes

The Expert Network

Licensed brokers handle representation, attorneys handle legal matters, architects handle design, contractors handle construction. Each contracts directly with the investor.

Why this separation matters: the investor's decision authority, ownership and control of funds are never transferred. JERFI LLC's role is limited to coordination and oversight — a boundary that protects the investor and guarantees the transparency of the process.

Our first strategic meeting is entirely free of charge. Investment objectives, budget range, risk tolerance and target areas are discussed. A preliminary regional view and possible scenarios are shared. No commitment is required.

The scope of the engagement and the terms of the advisory services are settled one-to-one and set out in a written agreement. Where a power of attorney is used, its scope, term and limits are determined with the investor's approval.

Why we do not publish a price list

Every investment differs in scope, geography and complexity. A land acquisition does not require the same service intensity as a multi-phase mixed-use development. We structure our service model around the actual needs of the project rather than a standard tariff.

What we are accountable for

We are accountable for the quality, completeness and timeliness of the work we deliver: analyses, due diligence files, application packages and coordination. Decisions by governmental authorities, lenders and counterparties remain outside our control, and we say so at the outset rather than after the fact.

Acquisition and Due Diligence

Objective: acquiring the right asset, at the right price, on clean legal ground

  • Power of Attorney — a transaction-specific power of attorney with a scope defined in advance, set with the investor's approval

  • Offer and Escrow — offer strategy, escrow account and monitoring of the flow of funds. At no stage does JERFI LLC hold investor acquisition funds in its own accounts

  • Zoning, Feasibility and Legal Review — zoning analysis, title search, survey, environmental review and feasibility work through licensed professionals, consolidated into a risk matrix

  • Closing and Transfer of Title — transfer to an entity formed by the attorney and wholly owned by the investor

  • Output: an asset with completed legal review, registered under the investor's own entity

Note: for stabilised multifamily, hotel or individual home and villa acquisitions, the process is managed with the same discipline and transparency, excluding the construction and development stages. The model shortens with the scale of the project; the standard does not change.

What Investors Ask Most

Can I run this process without travelling to the United States?

Yes. With a power of attorney whose scope is defined in advance, the acquisition, escrow and closing processes can be carried out while the investor remains abroad. Decision authority stays with the investor at every stage.

In whose name is the property registered?

Title is registered in an entity formed by the attorney on the investor's behalf and wholly owned by the investor. JERFI LLC is not an owner but a process coordinator.

Where do I send my funds?

Funds are transferred directly to an escrow account administered by the attorney or title company. At no stage does JERFI LLC hold investor acquisition funds in its own accounts.

Is JERFI LLC a real estate brokerage?

No. JERFI LLC is a strategic advisory and project coordination structure. Representation in real estate transactions is provided by professionals licensed in the State of Florida, and legal work by attorneys admitted to The Florida Bar. For stabilised asset acquisitions, due diligence and closing are typically completed within a few months. For projects involving entitlement and construction, the timeline depends on local authority approval processes and the scale of the project.
